Today we heard from Jen Schuster, Executive Director of the Home Builders Association of Greater Charlotte. This HBA is the fourth largest Home Builders Association in the nation, and includes Iredell County and others.

Jen gave us an update on current building data in the region, including Iredell County and Lake Norman. Iredell County is a fast-growing county in North Carolina.

Although the labor market for the country is struggling somewhat, Charlotte is the bright spot right now, being second in job growth overall. People are moving to the Charlotte Region at a rapid pace of 147 per day! That is good news for the home building industry, the Charlotte Region, and Iredell County too.

In our area, land prices have doubled over the past few years. Iredell County, including Mooresville, Troutman, and Statesville, have a good supply of vanant developed lots, with 24 months supply. That number is considered healthy in the home building world.

Currently we have a plentiful supply of townhomes coming to the market. And the builders like DR Horton, Key Stone Custom Homes, and True Homes, are building across the Charlotte Region.
People are discovering that they can buy a home in Iredell County – Mooresville, Troutman, or Statesville – and drive to Charlotte for their job. There is a toll lane that eases the traffic commute. They are able to buy a home with maybe a larger lot and a community with more amenities in Iredell County.
